Energy Saving Trust currently puts an average domestic 4.5 kWp solar installation at about £7,600. That is a better starting point than a generic “three-bedroom package”, because bedrooms do not determine electricity demand or usable roof space.
Two three-bedroom homes can need very different solar systems. One may have gas heating, no electric vehicle and low daytime demand. Another may have a heat pump, EV charger, home office and high electricity use. The second home can justify a larger array even though both have the same number of bedrooms.
What does a typical UK home solar system cost?
Energy Saving Trust says domestic systems are generally around 4.5 kWp and cost around £7,600 to install. It identifies system size, roof access, panel versus tile choice, building integration and roof-renewal needs as cost drivers.
MCS separately reported that the average cost of a certified home solar PV installation in 2025 was just over £7,000. These figures are consistent as broad market references, but neither is a quote for your property.
How many panels for a three-bedroom house?
There is no honest answer without knowing the panel rating and the roof. System capacity is calculated from the combined rated power of the modules.

Start with annual electricity use, not bedrooms
Ofgem’s revised medium Typical Domestic Consumption Value from July 2026 is 2,500 kWh of electricity a year. It is a reference used for energy-price communication, not a sizing rule. Your actual annual use is more useful.
Find the kWh total on bills or your supplier portal for the last twelve months. Then list future changes:
- electric vehicle;
- heat pump or electric heating;
- home working;
- electric hot-water diverter;
- extension or additional occupants;
- plans to remove a gas appliance.
An installer should model the roof and generation, then explain how much of the output is likely to be used and exported.
What should £7,600 include?
A complete proposal should make clear whether the price covers:
- design and site survey;
- panels, inverter and mounting system;
- standard scaffolding or access;
- installation and electrical protection;
- monitoring setup;
- DNO notification or application;
- commissioning and handover;
- MCS certificate, where applicable;
- workmanship and component warranties;
- VAT at the correct rate.

Why a three-bedroom solar quote can cost more or less than average
System capacity
More panel capacity usually means more hardware and labour, although costs do not rise perfectly in proportion because scaffolding, design and travel are partly fixed.
Roof access and complexity
Height, multiple roof faces, dormers, conservatories, fragile surfaces and restricted access can affect scaffolding and labour.
Roof condition
If the roof needs repair or strengthening, that work should be handled before or as part of installation. The MCS standard requires the installer to consider structural integrity and weather-tightness.
Equipment choice
Panel brand, inverter architecture, optimisers, microinverters, mounting system and monitoring can change the price. Compare exact model numbers and warranties, not vague labels such as “premium”.
Electrical work
Some properties need consumer-unit, earthing, cabling or meter-related work. A technical survey should identify what is included and what remains provisional.
Battery or backup equipment
A battery and genuine power-cut backup are separate design choices. Backup may require additional switchgear and may cover only selected circuits.

This is not a market quote. A bundled installation can be priced differently, and capacity, power, backup features, installation complexity and electrical work change the total.
Does a three-bedroom house need a battery?
No. Panels can work financially without storage because solar used immediately reduces imported electricity and eligible exports can earn payments through the Smart Export Guarantee.
A battery may suit a home with high evening demand, time-of-use tariffs, an EV, a heat pump or a preference for greater grid independence. It should still be tested as a separate investment:
Do not divide battery cost by all solar savings; most of those savings may exist without the battery.
Worked cost and payback example
Illustrative three-bedroom home
Assume a 4.5 kWp system costs £7,600, generates 3,600 kWh in year one, uses 50% directly, avoids electricity priced at 26.11p/kWh and exports the rest at 10p/kWh.
- Direct-use value: 1,800 kWh × £0.2611 = about £470
- Export income: 1,800 kWh × £0.10 = £180
- First-year value: about £650
- Simple payback: about 11.7 years

Current VAT treatment
Under HMRC VAT Notice 708/6, qualifying installations of solar panels and electrical battery storage in residential accommodation are zero-rated until 31 March 2027. From 1 April 2027, qualifying installations are scheduled to revert to 5%.
The relief applies to qualifying supply-and-installation work. Equipment bought without installation and unrelated building work can be treated differently. Ask the installer to show VAT clearly rather than describe it as a discretionary discount.
